The culture of homeownership in Saudi Arabia is changing, with many buyers now opting for apartments and transitional housing instead of purchasing property as a lifelong investment. This shift comes amid rising financing costs, fluctuating interest rates, varying financial capabilities, and a widening price gap between villas and apartments.

Real estate specialist Matar Al-Shammari told Al-Ekhbariya TV that these factors have influenced many people's approach to buying homes. He explained that, for some, purchasing an apartment has become a temporary solution rather than immediately seeking a permanent residence.

This trend is reflected in residential real estate financing data, which shows that financing for apartment purchases has reached 169.5 billion riyals (SAR), marking a fivefold increase over the past eight years.

The change is linked to evolving attitudes toward homeownership and the variety of financing products offered by banks and mortgage companies to meet family needs.

Al-Shammari noted that higher financing costs, changing interest rates, financial capacity, and the growing price difference between villas and apartments have all contributed to this shift in homeownership culture.

Instead of viewing home buying as a final decision, many now prefer apartments and transitional housing, according to Al-Shammari.

Recent statistics from the residential real estate financing sector reveal that funding for apartment purchases has risen to 169.5 billion riyals, achieving a record fivefold growth in eight years.

This comes alongside a diversification of financing products available through banks and mortgage companies, aimed at meeting the needs of families.
