Real estate expert Ahmed Al-Faqih said that market balancing measures have contributed to stabilizing property prices.

Speaking in an interview on Al-Ikhbariya Radio, Al-Faqih added that these policies are starting to show results by curbing the sharp rise in prices and promoting a more rational approach to home ownership.

He noted that a 10% drop in average financing reflects growing maturity among buyers, with more Saudis now focusing on smaller residential units. This, he said, demonstrates a shift away from the emotional preference for villas, as the price of a single villa is equivalent to the cost of three apartments.

It is worth noting that new residential real estate financing for individuals in the Kingdom rose by 30.6% in June 2026 compared to May 2026, reaching 5.961 billion riyals (SAR) in June, up from 4.561 billion riyals in May, according to the monthly statistical bulletin issued by the Saudi Central Bank.
